Ending a Tenancy Agreement
If you intend to vacate at the end of your tenancy agreement, you must give 2 weeks written notice on the appropriate form being a Notice of Intention to Leave RTA Form 13. Click here to download
If no notice is given, your tenancy agreement will become what is known as a periodic agreement, and your legal obligations as a tenant will continue.
The property manager will contact you 2 months before the end of your tenancy agreement to discuss your options.

Breaking a Tenancy Agreement
If for any reason you have to break your tenancy agreement, it’s a little more complicated, but we can handle it. We will need to find a suitable tenant to relieve you of your obligations under the existing agreement. Until this happens, you are still responsible for the rent and you will be required to incur the cost of a Letting Commission (equivalent to one week’s rent plus GST) plus advertising costs. The new tenant will need to be approved by the landlord.

Receiving a Refund of Your Bond
Bond is refunded by the RTA once an exit condition has been completed and you have completed your obligations at the end of the lease. The property is to be in the same condition as you found it, allowing of course for what is considered to be fair wear and tear.  We recommend you use a professional bond cleaner and you will be required to use a professional carpet cleaner and provide the receipt of proof.
Note: Those who contributed to the bond and signed the Bond Lodgement Form at the beginning of the tenancy must be available to sign the Refund of Bond Form at the end of the tenancy. Without the required signatures, you can expect delays of up to 3 weeks for the RTA to release your money.

Ensuring a Hassle Free Vacate
As you would expect to enter a new property with a high cleaning standard, we too expect the property to be left with that same high standard, obviously taking into consideration the entry condition report.

More often than not tenants are required to return to the property after vacating to attend to outstanding cleaning items. This inconvenience wastes valuable time for both Ray White Noosa and the tenant, and unnecessarily delays them receiving their bond refund.

We strongly suggest employing professional cleaners who can complete the work, that would normally take days, in just hours. So those extra days spent on rent to clean could go towards a cleaner; saving tenants both time and energy that could be put towards getting settled at their new home!
